Vacant Property Management

The security and protection of vacant properties is important for any property owner whilst also maximising any potential returns from their assets. Grandploy Guardians Vacant Property Management is designed to save you money on traditional methods of security and generate income from your vacant properties.

The Guardianship Scheme places professionals as temporary occupants in your vacant property. Housing guardians within the property greatly reduces the threat of vandalism, theft, arson and squatting, as well as maintaining the standard of your property. The Guardians are not tenants, they reside within your vacant property as security and we only require 6 weeks’ notice before the property can be returned for its primary use. The Guardians must sign agreements and are covered by our insurance.

Live-in Property Guardians

Grandploy Guardians offers total vacant property management using the Live-in-Guardian scheme to secure the property through occupation; minimizing risks and maximising returns.

The Live-in-Guardian scheme places key workers as temporary occupants in your vacant property. Housing guardians within the property greatly reduces the threat of vandalism, theft, arson and squatting as well as maintaining the standard of your property.

Your property can be fully protected, hugely saving costs in comparison to traditional methods of security. In addition to savings, we offer a percentage of the net profits generated to you the property owner from the housing of guardians.

All properties are inspected on regular basis by our members of staff. Fire and health and safety checks are carried out before occupation in accordance with both British regulations and local council regulations; there standards are then maintained throughout the occupation of the property.

The property guardians are not tenants, and they are conferred no such rights. They reside within your vacant property as security and only require 4 weeks’ notice before the property can returned to you.

Legal Protection

The legal structure is simple. You the property owner grant Grandploy Guardians a Lease Agreement for the property, we in turn grant a Licence Agreement to the guardian to occupy a room within the property.

This is not the same as tenancy agreement as we are supplying a service and the property guardians aid us in fulfilling this service; as such no tenancy rights are granted to either Grandploy Guardians or the property guardians.

  • Public Liability Insurance up to £2 million

  • Managing the marketing of your property directly to property guardians by preparing the property details, advertising the property, handling enquiries and arranging viewings for carefully vetted property guardians

  • Managing the relationship with the property guardians from the day they move in, to the day they move out
